46.8% of financed Miami-Dade SFR buyers received a seller credit in June, up from 28.0% two years ago. The concession rate has nearly doubled in 24 months across the county.
Palm Beach SFR median hit $754,250, up 11.7% year over year. The strongest single-family appreciation rate across all three counties, driven by inventory constraints in the $600K-$900K tier.
Broward condo median dropped to $265,500, down 8.4% over two years. Days on market stretched to 75 days, the longest of any condo market in the report.
Miami-Dade condo median DOM reached 92 days in June, up from 60 days in June 2024. SFR median held at $690,000, up 3.3% year over year, but demand is compressing in the condo tier.
